Make a rent agreement, the house cannot be vacated before

Often people start living in a house without a rent agreement, but if anyone wants to live on rent, then a rent agreement must be made. The landlord cannot ask you to vacate the house before the time limit mentioned in it. 

Yes, if you have not paid two months rent or have used the property for the wrong purpose, then he can vacate the house by giving a notice of 15 days.   

Notice will have to be given before increasing the rent

The landlord cannot increase the rent of the house arbitrarily. If he wants to increase the rent, he has to give a notice to the tenant three months in advance. 

The rent cannot be increased suddenly like this. At the same time, basic facilities like electricity and water are the right of the tenant, which the landlord has to provide. 

Home repairs are the landlord's responsibility

I can't take my family out

Suppose due to some reason the tenant who has made the rent agreement dies, then the landlord cannot ask the tenant's family to vacate the house. For this, a new agreement can be made with the tenant's family for the remaining time. 

Tenant's right to privacy

Every tenant has the right to privacy. After the rent agreement (Right to privacy for tenant) comes into force, the landlord cannot disturb the tenant repeatedly. 

If the landlord wants to get any work done in the tenant's part of the house, then a written notice has to be given at least 24 hours in advance. The landlord cannot break the lock in case the tenant is not in the house nor can the landlord take out the belongings from the house. 

Right of receipt

The tenant has the right to receive a rent receipt from the landlord every month. He can use this receipt for his income tax expenses. 

Apart from this, if the landlord asks the tenant to vacate the house before the stipulated time, then the rent receipt can be used as evidence in the court.
